Landlord reserves right to restrict placement of items in front yard and back patios of each unit as well as common areas. Bicycles must be kept in back patio; they are not to be left in the front. Nothing may be placed within 24” of air conditioner unit in back patio.
No animals are allowed.
No additional locks shall be placed on any doors without prior consent of management. All keys (2 front/back door keys plus 1 mailbox key) will be furnished by management at move-in. If management is requested to provide additional keys if lost, the fee is $25. All keys shall be surrendered upon vacating the unit.
If a tenant is locked out of unit and needs management to unlock door, the first time is courtesy; additional service is a lock out fee is $50/occurrence.
Tenant will keep unit and back patio free from waste material and will place trash and bagged garbage in dumpster provided by landlord. NO ITEMS are to be left beside the dumpster. All items must go in to the dumpster. No tires, mattresses, or large furniture may be placed in or near the dumpster. This dumpster is for your use only. Tenant will keep unit clean and free from trash, litter, and debris.
There will be no smoking of cigarettes, marijuana, e-cigarettes, vaping, or otherwise allowed in units or on property.
Each Unit is allowed 2 and no more than 2 parking spaces. No parking is allowed in the back of the building (gravel parking lot to the north, this belongs to the church across the street). No parking is allowed on the grassy area to the West of the building. Tenants possessing more than 2 vehicles will be asked to store additional vehicles off site. Every vehicle on property must be in working order and have current tag. Management reserves the right to tow vehicles that do not meet all the above requirements. Absolutely no automotive work will be performed on premises.
No resident at anytime shall interfere with rights of, or annoy, other tenants. Loud noises, music, or guests that disturb others are prohibited at all times, with strict enforcement from 9 pm to 7 am.
Cox is the only internet provider allowed. No satellite dishes are permitted.
Mini blinds and screens are provided for every window. Tenants are not allowed to cover windows with foil, blankets or dark film. Additional window coverings may be placed over mini blinds at the tenant’s expense. Windows, screens, and mini blinds, if broken or damaged, are replaced and tenant billed for replacement. See Number 14.

Payments of fees levied to the units are due and payable on the last day of the month when damage and repair occur. Payment of rent does not supersede these charges.
All barbeque grills (electric, propane, and charcoal) and smokers are not allowed on property. They present severe fire risk.
Proof of Renter’s Insurance is to be furnished to management before move- in and every renewable term thereafter.
Tenants are asked to pay particular attention not to damage the plants and shrubs. No pots or decorative items are allowed on the grass nor shall be placed in the mowing right of way. Patio furniture and yard decorations may be placed on back patio only.
There is surveillance equipment on the exterior of Rose Pointe Townhomes for your protection and security, and footage may be supplied to law enforcement agencies if requested.
